If a supplier promises a terracotta wall tile that needs no maintenance, ask what happens in a shower.
Why terracotta behaves differently
The body is porous and the surface is often unglazed or lightly glazed. It absorbs water, and with water it absorbs stains — oil, wine, coffee, soap. That is part of the look, but it is a maintenance commitment.
What sealing does
A penetrating sealer reduces absorption and buys time to wipe a spill. It does not make the tile waterproof, and it does not stop a wet area from needing a waterproofed substrate behind the tile.
What sealing changes
Most sealers darken the tile and deepen the colour, sometimes permanently. Approve a sealed sample, not a raw one. Two coats usually read darker than one.
Where not to use it
Shower floors, commercial kitchen splashbacks behind fryers, and any area with aggressive cleaning chemicals. Unglazed terracotta in those settings is a maintenance problem waiting to happen.
Maintenance rhythm
Re-seal when water stops beading — typically every 12–24 months on a wall, sooner in wet rooms. Keep a spare box of tile from the same batch for repairs, because a patch will never match a weathered wall.
Terracotta tile sealing is the one maintenance task buyers underestimate. Budget for it at specification stage, not after handover.
Sealer performance varies by product and environment. Test on an offcut before treating a whole wall.
